What We Build Outside
Covered patios and pavilions — engineered structures on real footings, tied into the house or free-standing, with the ceiling finished rather than left as bare framing.
Outdoor kitchens — masonry or framed, with grills, side burners, refrigeration and sinks, plus the gas, water and drain runs to serve them.
Screened rooms and porch enclosures — for the weeks each year when the mosquitoes decide where you sit.
Decks — composite or hardwood, framed for the span and the slope rather than to the minimum.
Fireplaces and fire features — masonry fireplaces, fire pits, and the gas line and permitting that come with them.
Pergolas and shade structures — cedar, steel or powder-coated aluminum, sized to the sun angle rather than to a catalog page.
Hardscape, pool decking and drainage — the unglamorous half that decides whether the rest of it lasts.
Building Outside Is Not Building Inside
An outdoor structure carries the same loads as the house and none of its protection. Footings have to reach past the active zone of the soil, which in much of Bexar County means expansive clay that moves with every wet and dry cycle. Out in the Hill Country it means limestone close to the surface and rock excavation instead of digging. Either way, a patio cover set on shallow piers telegraphs the problem within two seasons — cracked slab corners, a post out of plumb, a roof line that no longer matches the house.
Then there is water and sun. A new roof plane sheds rain somewhere, and on a lot that already drains toward the house that somewhere is your foundation. West-facing patios in San Antonio take late afternoon sun at its worst, which is a design question about depth, overhang and orientation before it is a question about ceiling fans. We work all of that out before we quote, because it is the difference between an outdoor room you use in August and one you look at from indoors.
How an Outdoor Project Runs
1. Walk the yard. We look at grade, drainage, the existing roofline, where utilities run, and where the sun actually lands at four in the afternoon.
2. Design and structure. Layout, materials and the structural approach, with engineering where the span or the attachment calls for it.
3. Written, itemized estimate. Real numbers against your yard, with the rock, the drainage and the utility runs priced rather than discovered later.
4. Permits and approvals. We pull the permits and, in a community with an architectural review committee, prepare that submittal and run it in parallel rather than after.
5. Build. Footings, structure, roofing, then electrical, gas and plumbing rough-in, inspections, and finishes in sequence.
6. Walkthrough and warranty. Punch list closed out, then a 2-year workmanship warranty on top of the manufacturer warranties on your materials.
Outdoor Living Questions
Do I need a permit for a covered patio in San Antonio?
Almost always. A roofed structure, anything attached to the house, and any electrical, gas or plumbing that serves it are all permitted work — through the City of San Antonio inside city limits, or through the county or your own municipality outside them. Many neighborhoods add an architectural review committee on top of that. We handle the registration, the permit and the inspections as part of the job, and we start any HOA submittal early because that calendar is not ours to control.
How long does an outdoor living project take?
Most covered patios and pergolas run three to eight weeks on site. A structure with a full outdoor kitchen takes longer, because gas, water and drain lines have to be run and inspected before finishes go on, and masonry adds cure time. Weather is a genuine variable out here in a way it is not on an interior remodel — we build the schedule with that in it rather than pretending otherwise.
Can you attach a patio cover to my existing roof?
Sometimes, and it is worth asking before you assume either way. It depends on the existing framing, the roof pitch, the height at the wall and where the new valley sends water. A tie-in done badly is one of the most common sources of leaks we get called out to repair. Where the attachment is not sound, a free-standing structure set just off the house is usually the better answer and often looks better too.
What materials actually hold up in San Antonio heat?
Sun and heat are harder on an outdoor room than rain is. Composite decking has improved but still gets hot underfoot in full afternoon sun, so orientation and shade matter more than the brand. Powder-coated steel and aluminum hold their finish; untreated softwood does not. Stained tongue-and-groove ceilings look superb and need a maintenance conversation up front. We will tell you which choices need attention in five years and which ones you can forget about.
Can you build an outdoor kitchen with gas, water and drainage?
Yes, and those utility runs are usually the part that surprises people on price. Gas has to be sized and pressure-tested, a sink needs supply and a drain that goes somewhere legal, and both are inspected. We price them in the written estimate rather than leaving them as an allowance that grows later.
Can you work around an existing pool?
Yes. Pool decking, coping, shade structures and drainage around an existing pool are regular work for us. The main considerations are how close a footing can go to the pool shell, how the deck drains without sending water into the pool or the house, and keeping the equipment accessible for whoever services it.
