San Antonio and the Hill Country.
We work across Bexar, Kendall and Comal Counties — San Antonio and the Hill Country north and west of it. Where your house sits changes who issues the permit, what is under the lot, and who has to approve the exterior before work starts.
The Areas We Cover
- Boerne — Kendall County, two permitting authorities depending on the city line, limestone and rock excavation, and architectural review in the gated communities.
- Bulverde & Spring Branch — Comal County, city limits versus unincorporated land, septic review, acreage access and metal roofs.
- Canyon Lake — unincorporated county, shoreline land under the Army Corps, hillside drainage and real wind exposure.
- Stone Oak — late-1990s and 2000s homes on their first roof and their first serious remodel, over the Edwards Aquifer Recharge Zone.
- Fair Oaks Ranch — one city across three counties, deed restrictions, mature oaks and a smaller building envelope than the lot suggests.
- Alamo Heights — its own municipality and its own building department, 1920s–1940s houses, narrow lots and protected trees.
- Hill Country Village — its own city and its own building department, wooded acre lots with heritage oaks, and 1960s and 70s ranch houses with good bones and dated layouts.
- Shavano Park — its own city and its own building department, gated enclaves with architectural review on top, Salado Creek drainage, and estate rooflines that are their own kind of job.
Why the Address Changes the Job
Two identical kitchens twenty miles apart are not the same project. Inside San Antonio the permit comes from the city; in Alamo Heights it comes from Alamo Heights; in Boerne it depends on which side of the city line you are on; in Spring Branch there is no city at all and the county and the state carry the requirements instead.
The ground changes too. San Antonio’s expansive clay moves with the seasons. The Hill Country gives you limestone close to the surface, which turns trenching into rock excavation and is the most common reason an estimate out there comes in above one in town. Add septic systems, aquifer recharge limits, architectural review committees and protected trees, and the honest answer is that location is a line item.
We work all of it, which is why we ask the address before we quote rather than after.
One Contractor, Every Trade
Remodeling, roofing and restoration under one roof means one contract, one schedule and one number to call. It also means a storm-damaged house does not need three companies to become whole again.
Every project runs on an in-home consultation, a written itemised estimate, permits and inspections we coordinate, and a 2-year workmanship warranty on top of the manufacturer warranties on your materials. City of San Antonio Builder License H-926850.
