An acre of oaks, and its own city hall.

Kitchens, bathrooms, whole-home remodels, additions, roofing and outdoor living in Hill Country Village and the neighboring cities off 281 — wooded acre lots, mid-century houses, and a building department of its own.

Its Own City, Its Own Building Department

Hill Country Village is an incorporated city sitting inside Bexar County, with its own government and its own permitting. So are its neighbors — Hollywood Park, Shavano Park and Castle Hills are each separate municipalities with their own building departments and their own contractor requirements.

A San Antonio permit does not cover work here, and a contractor who assumes otherwise finds out at the first inspection. We confirm the jurisdiction for your specific address, handle the registration, and coordinate the inspections as part of the job rather than treating it as your errand.

Acre Lots and the Trees That Come With Them

The large wooded lots are the whole reason people live here, and they are also the constraint. Heritage oaks define where a slab can go, how a crane or a concrete truck reaches the back of the property, and where a dumpster can sit without compacting a root zone that took eighty years to grow.

We locate the trees and work out the real building envelope during design. Protecting the canopy is not a nice-to-have on a lot like this; it is most of the property value standing up.

Houses Built in the Sixties and Seventies

Much of the housing stock here dates from the 1960s and 1970s: long ranch plans, kitchens closed off from everything, low-slung rooflines, and bathrooms that were generous for 1968 and cramped now. It is good bones and bad layout, which is the best possible starting point for a remodel.

Behind the walls, houses of that vintage carry their own list — cast iron drain lines at the end of their service life, undersized panels, and, in homes wired in the late sixties and early seventies, the possibility of aluminum branch circuits. We look for it before we quote rather than discovering it with the drywall off.

Septic, Sewer and Adding a Bathroom

Not every property up here is on a sewer main. Where a house is on an on-site septic system, any project that raises the fixture count — a new bathroom, an added bedroom, a bar sink you did not think counted — means the existing system gets evaluated before the work can be approved, and occasionally modified.

That is a permitting step, a cost, and a schedule item. It goes in the written estimate at the start, because finding it halfway through an addition is how a project loses a month.

What We Build in Hill Country Village

How We Work

Every project starts with an in-home consultation and ends with a written, itemized estimate — real numbers against your actual house, not a square-foot guess over the phone. We pull the permits, coordinate the inspections, and handle architectural review submittals where a community requires them. Work is backed by a 2-year workmanship warranty in addition to the manufacturer warranties on the materials you select. City of San Antonio Builder License H-926850.

Hill Country Village Questions

Who handles permitting in Hill Country Village?

Hill Country Village is its own city with its own permitting, separate from San Antonio, and the process is a smaller and more personal one than a big city department. We handle the submittal and the inspection scheduling, and we account for the review timeline in the build schedule from the start.

We are on a large lot. What does that change?

Access, utilities and staging more than the house itself. Longer utility runs, more site prep for equipment and, on some properties, septic considerations if you are adding bathrooms. Those get priced honestly at the walkthrough rather than appearing as a change order later.

Can you build outdoor living that suits the lot?

It is one of the better reasons to own out here. Covered patios, outdoor kitchens and screened structures designed around the actual tree canopy, prevailing wind and afternoon sun rather than dropped onto the nearest flat spot.

Do you do roofing and storm restoration here?

Yes. Replacement and repair as an Owens Corning Preferred Contractor, and full insurance restoration when hail or wind is what started the conversation, including meeting your adjuster on site.
