Older houses, handled carefully.
Kitchens, bathrooms, whole-home remodels and roofing in Alamo Heights, Olmos Park, Terrell Hills and Inwood — houses with real character, real age, and a permitting office of their own.
This Is Not the City of San Antonio
Alamo Heights is its own municipality with its own building department. Permits, inspections and contractor registration go through Alamo Heights — not through the City of San Antonio — and neighboring Olmos Park and Terrell Hills are separate cities again, each with their own process.
A contractor who assumes a San Antonio permit covers a job here loses weeks finding out otherwise. We start in the right jurisdiction and handle the registration and inspection coordination as part of the work.
Ninety-Year-Old Houses Keep Secrets
Much of the housing stock here dates from the 1920s through the 1940s. Behind the plaster you find galvanised supply lines that have narrowed to a straw, cloth-wrapped wiring, undersized panels, and framing that was never square and has had eighty years to get less so.
None of that is a reason not to remodel. It is a reason to carry a real contingency and to open walls with a plan for what is likely behind them. We tell you what we expect to find before demolition and we show you what we actually find.
Narrow Lots, Short Drives, Protected Trees
Lots here are narrow, driveways are short, neighbors are close, and the trees are both protected and beloved. Where the dumpster sits, where material stages, how a crew parks and how long the street is affected all have to be worked out before the first truck arrives.
Lot coverage and setback limits also mean that additions in Alamo Heights are usually less about adding footprint and more about using the footprint you already have far better than the original plan did.
Character Is the Whole Point
The reason to remodel a house like this is not to make it look new. Trim profiles, door and window casings, plaster texture, window proportion, floor species and board width — matching what is already there is most of the craft, and it is where a careless remodel gives itself away forever.
We would rather mill a match than substitute something close and hope nobody notices. Somebody always notices.
What We Build in Alamo Heights
- Kitchen remodeling — custom cabinetry, stone, and layouts reworked around how the house is actually used.
- Bathroom remodeling — primary suites, guest baths, and tub-to-shower conversions.
- Whole-home remodeling and additions.
- Roofing and roof repair — we are an Owens Corning Preferred Contractor, and hail here is not hypothetical.
- Outdoor living — covered patios, outdoor kitchens and screened structures.
- Disaster restoration — storm, water and fire damage, including insurance claim work.
How We Work
Every project starts with an in-home consultation and ends with a written, itemized estimate — real numbers against your actual house, not a square-foot guess over the phone. We pull the permits, coordinate the inspections, and handle architectural review submittals where a community requires them. Work is backed by a 2-year workmanship warranty in addition to the manufacturer warranties on the materials you select. City of San Antonio Builder License H-926850.
Alamo Heights Questions
Does Alamo Heights permit separately from San Antonio?
Alamo Heights, Olmos Park and Terrell Hills are their own municipalities with their own permitting, and it is a common and expensive assumption that a San Antonio permit covers you here. We confirm the jurisdiction for your address, submit to the right authority and schedule the inspections with them.
Will a remodel look like it belongs on an older house?
That is the whole job here. The houses in 09 have proportion, trim profiles and window rhythm that a stock remodel package ignores, and the result reads as an addition bolted on. We match sightlines, roof pitch and detail so the new work reads as though it was always there.
Our lot is tight. Where does everything go?
Planned before we start rather than improvised. Narrow lots and mature trees mean staging, dumpster placement and material delivery all need thinking through, and neighbours notice when they are not. We agree the site plan with you before the first truck arrives.
Can you protect the mature trees?
Yes, and we design around them rather than through them. Critical root zones get fenced, access is routed away from them, and foundation and drainage decisions account for them. The trees are a large part of what these streets are worth.
