Bringing a 1990s build up to now.
Kitchens, bathrooms, whole-home remodels, roofing and outdoor living throughout Stone Oak, Sonterra and the surrounding North Central San Antonio neighborhoods.
Houses Built for a Different Decade
Most of Stone Oak went up between the late 1990s and the mid 2000s. These are well-built houses, but they were built to a formula: a two-story entry that heats unevenly, a formal dining room nobody eats in, builder-grade cabinets, a garden tub nobody has filled since 2009, and a kitchen walled off from the room the family actually lives in.
The bulk of our work here is opening that plan up and replacing the original finishes. And at twenty to thirty years old, a lot of these homes are hitting their first real roof replacement at the same time.
You Are on the Recharge Zone
Stone Oak sits over the Edwards Aquifer Recharge Zone. That matters the moment a project adds impervious cover — an addition footprint, a patio, a driveway extension — because there are limits, and some work triggers state review.
It rarely stops a project. It does change how one is designed, and it is far better known during estimating than discovered at permit. We check the parcel before we draw anything.
HOA Review Comes Before the City Permit
Nearly every Stone Oak subdivision has an architectural control committee, and it is not a formality. Roof color and material, exterior paint, anything visible from the street, and sometimes even work hours and dumpster placement are subject to approval.
We prepare the submittal properly and run it in parallel with design, because a submittal that comes back for revisions costs weeks and there is no way to buy them back later.
Volume Ceilings and the August Problem
The tall entry and the two-story living room are why people bought these houses, and they are also why the upstairs is eight degrees warmer than the downstairs. Any remodel that opens a ceiling, moves a wall or changes glazing changes the load on a system that was sized for the original plan.
We look at that as part of the design rather than handing you a beautiful room you cannot cool in August.
What We Build in Stone Oak
- Kitchen remodeling — custom cabinetry, stone, and layouts reworked around how the house is actually used.
- Bathroom remodeling — primary suites, guest baths, and tub-to-shower conversions.
- Whole-home remodeling and additions.
- Roofing and roof repair — we are an Owens Corning Preferred Contractor, and hail here is not hypothetical.
- Outdoor living — covered patios, outdoor kitchens and screened structures.
- Disaster restoration — storm, water and fire damage, including insurance claim work.
How We Work
Every project starts with an in-home consultation and ends with a written, itemized estimate — real numbers against your actual house, not a square-foot guess over the phone. We pull the permits, coordinate the inspections, and handle architectural review submittals where a community requires them. Work is backed by a 2-year workmanship warranty in addition to the manufacturer warranties on the materials you select. City of San Antonio Builder License H-926850.
Stone Oak Questions
How long does permitting take in Stone Oak?
You are inside San Antonio city limits here, so permits run through the city, and most Stone Oak neighbourhoods add an HOA architectural review on top of that. The two run on separate clocks. We submit both, chase both, and build the schedule around the slower one rather than promising you a start date that ignores it.
Our HOA is strict. Have you dealt with it?
Regularly. Sonterra, The Dominion and the surrounding associations all run review boards with their own rules on elevations, materials and colour. We prepare the packet to the standard they expect and handle the revision cycle, because a rejected submittal costs a month and a rejected submittal you find out about late costs more.
Why does a Stone Oak addition cost more than the same room elsewhere?
Usually the rock. Limestone sits close to the surface across most of North Central San Antonio, so anything that needs depth for footings, plumbing or a pool-adjacent slab costs more to excavate. Tight lots also limit equipment access. We identify both at the walkthrough and put the number in writing.
Can we stay in the house during the work?
For a kitchen or a single bathroom, usually yes. We dust-wall the work area, protect floors and keep a bathroom and the kitchen usable wherever the scope allows. For a whole-home remodel we will tell you honestly at the walkthrough whether staying is realistic.
