Comal County, done properly.

Kitchens, bathrooms, additions, roofing, outdoor living and disaster restoration across Bulverde, Spring Branch and the surrounding Comal County Hill Country — acreage lots, septic systems, long driveways and all.

City Limits or County — It Changes Everything

Bulverde is an incorporated city with its own permitting and its own contractor registration. Spring Branch is not a city at all — it is unincorporated Comal County, and there is no municipal building department to answer to.

Homeowners often read that as “no rules out here.” It is not. On-site sewage facilities, floodplain, and Edwards Aquifer requirements still apply through the county and the state, and they carry real review time. We confirm which authority governs your specific address before we price the work, because it changes both the schedule and sometimes the scope.

Septic Is the Schedule Risk, Not the Roof

Most properties out here are on an on-site sewage facility rather than a sewer main. If your project adds a bathroom, adds bedrooms, or otherwise increases the design flow of the house, the existing system has to be evaluated before the work can be approved — and if it is undersized, modified.

That means a licensed site evaluator, soil testing, and county review. It is measured in weeks, not days, and it is the single most common reason an otherwise simple addition out here slips. We raise it at the estimate, not at permit.

Spring Branch Kitchen Remodel With A Limestone Range Hood, Farmhouse Sink And Granite Counters

Acreage Brings Its Own Logistics

Long private drives, gates, cattle guards and low tree canopy are wonderful until a concrete truck, a roll-off dumpster or a truss delivery has to get down them. Access is something we walk and plan before mobilization rather than discover on delivery day.

The ground has opinions too. Limestone sits close to the surface across much of Comal County, so trenching for plumbing and digging footings for an addition can mean rock excavation. It is slower, it costs more, and it belongs in the estimate rather than in a change order.

Roofs That Earn Their Keep Out Here

Open exposure means wind and hail hit harder than they do behind a subdivision full of two-story houses. Architectural shingle is still the right answer on plenty of homes, but standing seam metal is common in this part of Comal County for good reasons: longer service life, better performance on the low-slope porch roofs these houses tend to have, and different behavior under hail.

We are an Owens Corning Preferred Contractor, we install both, and we will tell you plainly which one your roof actually wants. We also handle storm damage and the insurance claim that goes with it.

What We Build in Bulverde and Spring Branch

How We Work

Every project starts with an in-home consultation and ends with a written, itemized estimate — real numbers against your actual house, not a square-foot guess over the phone. We pull the permits, coordinate the inspections, and handle architectural review submittals where a community requires them. Work is backed by a 2-year workmanship warranty in addition to the manufacturer warranties on the materials you select. City of San Antonio Builder License H-926850.

Bulverde and Spring Branch Questions

Do I need a city permit in Spring Branch?

Much of Spring Branch and the land around Bulverde sits in unincorporated Comal County, where the permitting path is different from a city one, and some of it is inside city limits. We establish which you are in at the walkthrough, handle the submittal either way, and build the approval window into the schedule up front.

We are on septic. Does that limit what we can add?

It can, and it is worth knowing before you fall in love with a floor plan. Adding bedrooms or bathrooms can push an existing OSSF system past its rated capacity, which turns a bathroom addition into a septic conversation. We flag it at the walkthrough rather than at framing.

How do you handle long driveways and remote sites?

Access affects real money out here. Concrete trucks, crane picks and material deliveries all cost more when the drive is a quarter mile of caliche, and we price that honestly instead of discovering it in week two. It also shapes how we stage the site so you keep vehicle access throughout.

Do you do storm and hail restoration in Comal County?

Yes. Roof replacement, water damage and full insurance restoration, with us meeting the adjuster on site. We are an Owens Corning Preferred Contractor and a member of the American Policyholder Association.
