Built for the Hill Country.

Kitchens, bathrooms, whole-home remodels, roofing, outdoor living and disaster restoration throughout Boerne and Kendall County. Building out here is not the same as building in San Antonio, and we plan for the difference before the first estimate.

Two Jurisdictions, One Address

Boerne addresses fall under one of two permitting authorities, and homeowners are often surprised to learn which one governs their property. Inside the city limits, work is permitted through the City of Boerne, which requires contractors to be registered with the city before they can pull a permit at all. Outside those limits, the property falls under Kendall County, with its own development and permitting requirements.

This matters more than it sounds. A contractor who works mostly in Bexar County may not be registered in Boerne, which means a delay before the first inspection can even be scheduled. We handle registration, permitting and inspection coordination as part of the job rather than treating it as your problem to solve.

Hill Country Ground Is Not San Antonio Ground

Much of San Antonio sits on expansive clay that swells and shrinks with the seasons — the reason older homes there have floors that are rarely level and walls that are seldom plumb. Boerne and the surrounding Hill Country are a different problem: limestone, shallow soil over rock, and lots that slope.

That changes the work in practical ways. Trenching for a plumbing relocation or a foundation for an addition can mean rock excavation rather than digging, which is slower and costs more — and it is the single most common reason a Hill Country estimate comes in above a comparable job in town. Any contractor who quotes an addition out here without discussing what is under your lot is guessing. Hillside lots also bring drainage and retaining considerations that flat suburban sites simply do not have.

Well, Septic, and Adding a Bathroom

Many properties outside Boerne’s city limits are on private well and on-site septic rather than municipal water and sewer. If your project adds a bathroom, adds bedrooms, or meaningfully increases fixture count, the existing septic system may need review — and in some cases modification — before the work can be approved. That is a permitting step, a cost, and a schedule item, and it needs to be identified during estimating rather than discovered mid-project. We raise it during the in-home consultation, and if your project touches fixture count you will see it in the written estimate.

Architectural Review in the Gated Communities

The gated communities around Boerne — Cordillera Ranch and Anaqua Springs among them — typically add a layer that municipal permitting does not: an architectural review committee. Exterior changes, roofing material and color, additions, outdoor structures and sometimes even construction hours and staging can require approval before work begins.

Review cycles run on the committee’s schedule, not yours, and a submittal that comes back for revisions can add weeks. The way to protect your timeline is to prepare the submittal properly the first time and to start it early, in parallel with design rather than after it. We plan projects in these communities around that calendar from the outset.

What We Build in Boerne

  • Kitchen remodeling — custom cabinetry, stone, and layouts reworked around how the house is actually used.
  • Bathroom remodeling — primary suites, guest baths, and tub-to-shower conversions.
  • Whole-home remodeling and additions, including hillside and rock-excavation sites.
  • Roofing and roof repair — we are an Owens Corning Preferred Contractor, and hail here is not hypothetical.
  • Outdoor living — covered patios, outdoor kitchens and screened structures built for the view and the slope.
  • Disaster restoration — storm, water and fire damage, including insurance claim work.

How We Work

Every project starts with an in-home consultation and ends with a written, itemized estimate — real numbers against your actual house, not a square-foot guess over the phone. We pull the permits, coordinate the inspections, and handle architectural review submittals where a community requires them. Work is backed by a 2-year workmanship warranty in addition to the manufacturer warranties on the materials you select. City of San Antonio Builder License H-926850.

Boerne Questions

Who pulls the permit for a Boerne project?

That depends on whether your property sits inside the Boerne city limits or out in unincorporated Kendall County, and the two paths run on different timelines. We confirm which applies before we price the job, pull the permit ourselves and schedule the inspections. You are not the one chasing the county.

Does the rock out here really change the cost?

Yes, and it is the single most common reason a Hill Country bid comes in above a comparable San Antonio one. Excavation for a slab, a pool-adjacent patio or a plumbing rerun can hit limestone at eighteen inches or six feet, and you find out by digging. We tell you where that risk sits in the estimate rather than burying it in a contingency line.

Will you work with the Cordillera Ranch or Anaqua Springs review process?

Yes. Acreage communities out here run architectural review boards with their own submittal packets, colour palettes and setback rules. We prepare the submittal, take the review comments and revise, and build the schedule around the approval window instead of pretending it does not exist.

We took hail damage. Do you handle the insurance side?

That is a core part of the business, not a sideline. We document the damage, meet your adjuster on site and negotiate the scope so the approved repair actually covers what was hit. Two of our nine GSABA Summit Awards are for insurance restoration.
